How does guaranteed rent work?
We become your tenant on a long-term lease. We pay you a fixed monthly rent regardless of whether the property is occupied or not, effectively removing all your void period risks.
Who manages the repairs and maintenance?
Blue Acer Property Management handles all day-to-day minor repairs and professional property maintenance. You are only responsible for structural issues and major historical repairs as specified in our agreement.
What happens if a tenant doesn't pay?
That is entirely our responsibility. Your relationship is with us, not the sub-tenants. We guarantee your full rent on the same day every month, no matter what happens with the occupants.
Are there any hidden management fees?
No. We do not charge traditional management percentages or tenant-finding fees. Our profit comes from the management of the property, meaning the rent we agree is the exact amount you receive.
How long is the typical partnership contract?
We typically look for long-term partnerships ranging from 3 to 5 years. This provides you with long-term security and allows us to maintain the property to our high professional standards.
